Property or Development Sourcing

At NB Property Solutions, we pride ourselves on our commitment to finding the perfect land or below-market value property to meet your needs and expectations. We will act as an agent between you and the seller to make sure that you are getting the best financial deal available. All you need to do is tell us what you are looking for and we will do all the hard work for you. In the first instance, an initial consultation will take place where we will discuss your criteria and budget to make sure that we will work with you and to make sure that you remain within your budget. We will also look at the surrounding areas to make sure that there is nothing in terms of future developments that may devalue yours. We also look at local amenities and public transport as this is very important when it comes to reselling your property in the future.
Development sourcing

If you decide that NB Property Solutions is the company for you, we will then progress and carry out the required money laundering checks. Once the checks have been completed we will then issue a contract/service agreement. Once the documentation has been signed, a retainer fee will be required.

All properties that meet your criteria will be sent to you.  Once a property has been found that meets your needs, we can then assist you with legal, finance and tender for building or renovations. Within the contract, we have stated that we are entitled to sell your property or find you a tenant for the completed project.

Fee Structure

Minimum of £5000 + VAT or 2%
Fees: £1000 Retainer fee, £4000 upon exchange
Total Fees Required: £5000
VAT:  £1000 (£200 Retainer fee, £800 upon exchange)
Total Fees: £6000 including VAT

An initial retainer fee is required when contracts are signed.  The remaining balance is due when contracts are exchanged.
